- Price your home strategically by utilizing my unique toolkit to create a cutting edge REAL ESTATE BEYOND FOUR WALLS Marketing Analysis. This will clearly show us the pricing trends in the marketplace.
- I will help you get your home ready by offering you a complimentary home inspection or electrical inspection that will help us to identify any issues that may present themselves during our transaction. Not only will this minimize inspection payoffs for you, it will take the stress out of the process because we will know in advance how the inspection will likely go. Unexpected surprises are NOT what we want during a home sale.
- ** Stage your home. My turnkey listing system will bring in the stagers that are in the highest demand in our market. Not only will they turn your home into the showplace that it needs to be in today’s market but I will agree to reimburse you for 1/3 of the expenses involved in hiring a stager.
- I will create four color glossy brochures that include professional photos of your home. A virtual tour will be prepared along with a video tour that will be launched on my You Tube personal channel. A vanity website will be purchased for your specific address (www.mainstreet.com) and posted on a sign rider that will be displayed on the Keller Williams For Sale sign on your lawn. This will enable anyone passing by to login to that website and enjoy a virtual tour. Another rider will be used that displays a QR code(Quick Response code). This enables anyone driving by to utilize their handheld device to scan the code and get complete information on your home in a matter of seconds.
- Advertising - Your home will be added to all MLS systems including the Keller Williams Listing System. This system ensures that your property is marketed 24/7 through more than 350 of the most popular search websites that have a focus on property listings.
- Once your home is ready for the market, we will create a simple one month calendar that will outline the process for you. This will include an indication of first day on market, the open house for Realtors, and the public open houses. It will allow you to plan for the times when you will need to vacate your home for a few hours at a time.
- When an agent wants to show your home, they will call you on your desired phone number. This will be their “courtesy call”. They will tell you when they wish to show the house. If the timing that they have requested is fine with you then you may not even have to return the call. The agent will come with their clients at the agreed upon time and will use the GSMLS lockbox to secure the key for entry into your home.
- After each showing, I will contact the agent for feedback. The information that we get from showings is critical and in many ways is considered our “road map for success”. We will make adjustments to our marketing system based upon cumulative information from showings. At the same time, no showings at all will speak loudly to us. If we do not get showings, it means we are priced too high to attract the buyers and must adjust immediately.
- I will provide a weekly marketing report that will clearly show you how many viewings we are getting on various online real estate sites such as Zillow, Trulia, Tour Factory, GSMLS plus more.
- I will communicate with you regularly to keep you posted on new listings that may be our competition as well as letting you know about other similar properties that may have gone under contract.
